Grounds Technician

The Grounds Technician plays a key role in creating a welcoming, well-maintained, and safe environment for our residents, visitors, and team members. As the front line of customer care, this position carries out daily grounds maintenance with pride, professionalism, and a commitment to exceptional service.

Key Responsibilities

Grounds & Exterior Care

• Daily trash pickup, remove pet waste as needed.
• Clean curbs, sidewalks, carports, and parking lots (sweeping or blowing).
• Pull weeds, spray weeds in parking lots and sidewalks, deadhead flowers, and water landscaping. 
• Maintain rain gardens and flowerpots. Seasonal landscaping: spring/fall bed clean-ups, trimming shrubs, laying mulch. 

General Maintenance Support

• Assist with basic service tasks as assigned. 
• Support apartment turnover preparation, including light painting. 
• Perform touch-up painting on doors, trim, posts, and similar surfaces. 
• Clean dryer vents. 
• Support dumpster corral clean-up and minor repairs. 

Property Cleanliness & Safety

• Perform interior and exterior light checks. 
• Wipe down frequently touched surfaces (door handles, elevator buttons, etc.).
• Deep clean building hallways and common areas on a scheduled basis. 

Seasonal Weather Response

• Salt walkways and ADA parking areas.
• Assist with sidewalk snow removal and touch-up after vendor services.

• Valid driver’s license, reliable vehicle, and current auto insurance. 
• Ability to perform physical tasks in all weather conditions. 
• Successful completion of background check, drug screen, and required physical testing.
