Project Manager

Key Responsibilities
As the Project Manager, you will be responsible for leading construction projects from pre-construction through to completion, ensuring they are delivered safely, on schedule, within budget, and to the highest standards of quality. You will serve as the central point of coordination between office and field teams, consultants, ownership, and trade partners.
Project Planning & Execution:
- Lead project teams both in the office and on-site, fostering collaboration and accountability.
- Develop and validate comprehensive project schedules in coordination with trade partners.
- Implement and oversee Lean Planning practices to drive workflow efficiency and predictability.
- Identify and manage project risks, constraints, and long-lead items to maintain schedule integrity.
Budgeting & Financial Management:
- Perform detailed budget take-offs and quantity validations (e.g., concrete supply, general conditions).
- Create, track, and reconcile project budgets; issue Capital Authorization Requests (CARs) for ownership approval.
- Conduct tender analyses and scope validations to ensure alignment with budget and design intent.
- Approve purchase orders, invoices, and progress claims, ensuring financial accuracy and compliance.
- Manage change orders and additional cost reviews, issuing approvals and obtaining ownership authorization as required.
Trade Partner & Consultant Management:
- Lead pre-qualification, tender, and pre-construction meetings with trade partners and consultants.
- Review shop drawings and specifications for accuracy, ensuring coordination with project documents.
- Oversee city occupancy, permit processes, and turnover requirements, proactively addressing any potential constraints.
- Support site operations as needed, including acting as Site Supervisor during absences or critical project stages.
Reporting & Leadership:
- Prepare and present monthly progress reports, budget reconciliations, and schedule updates for internal and ownership review.
- Conduct semi-annual performance reviews for Project Coordinators and Site Superintendents, providing mentorship and performance feedback.
- Promote a culture of accountability, quality, and safety across all project phases.
- Ensure all project documentation is accurate, complete, and compliant with company and regulatory standards.
Qualifications
- Diploma or degree in Construction Management, Engineering, Architecture, or a related field preferred.
- Minimum 8–10 years of progressive construction management experience, ideally with multi-family, high-rise, or mixed-use projects.
- Proven track record of managing projects from pre-construction through to occupancy and turnover.
- Proficiency in project management and construction software (e.g., Procore, MS Project, Bluebeam, or equivalent).
- Strong financial acumen with the ability to manage budgets, cost controls, and reporting.
- Excellent understanding of building codes, design coordination, and construction processes.
- Exceptional leadership, communication, and problem-solving abilities.
- Strong organizational and decision-making skills, with the ability to anticipate challenges and implement proactive solutions.
- A collaborative approach to team and stakeholder management, with a focus on quality and continuous improvement.
